We currently working with a well-established main contractor that operates all throughout London and the Southeast of England. With a Turnover around £50m.

Services provided include Construction, Refurbishments, and Regeneration for all sectors such as Residential, Commercial, Healthcare, Education, Heritage, and Public Spaces.

They work with a broad range of customers, encompassing both public and private companies, government departments, local authorities, housing associations and schools.

Assistant Site Managers

We are currently seeking Assistant Site Managers for the business. These include new build and refurbishment projects for sectors including commercial, education, healthcare, leisure and residential.

Role Purpose: To assist in the management of construction sites, ensuring that they are kept safe and are well presented at all times, and that works are planned and completed to meet the project programme, required quality standards and in a cost efficient manner

Key Interfaces: Client representatives, internal health and safety/senior management/project team members, design consultants, site based staff, suppliers, subcontractors, members of the public, and other external project stakeholder and approval bodies

Accountabilities:

  • Ensure that the Company Health and Safety policy and TS Management System is complied with at all times, leading by example in ensuring that safety is the primary concern
  • Proactively develop relationships with customers and project stakeholders to promote the Company’s good reputation
  • Contribute to the planning phase for each project, ensuring that key internal and external stakeholders fully understand all contract requirements, key deliverables and what they need to do to achieve delivery of them safely, to specification, on time and on budget
  • Assist in keeping the Construction Phase Plan up to date under the direction of the Project or Contract Manager and ensure that it is complied with at all times
  • Assist with ensuring that everyone visiting or working on the site has been properly inducted and holds the required competencies for the work they will be doing; ensure that complete and accurate records are kept of inductions and competency certifications
  • Examine the contract documents, construction design documents, and all other relevant permissions, warranty manuals, etc. to gain a thorough understanding of the works to be constructed and all constraints and conditions which must be complied with
  • Assist in the development of an overall programme for the site works
  • Assist in compiling rolling detailed six week look ahead programmes which are based upon meeting the requirements of the overall site works programme; assist with coordinating site resources and regularly monitor and drive site progress with the objective of achieving completion earlier than the overall site programme, whilst also completing the works in a cost efficient manner in line with project budgets
  • Look ahead to identify in good time potential barriers to delivery of the site works in accordance with the agreed site programme, and under the direction of more senior staff proactively drive resolution of those issues through internal and external stakeholders as necessary to avoid them impacting on site progress
  • Assist with producing regular reports to the Project or Contract Manager on site progress and potential barriers to continued progress
  • Ensure that appropriate risk assessments and method statements are in place before any works are commenced, and that they have been effectively communicated to all relevant people
  • Quantify material supply requirements for materials which are to be purchased by the Company directly, ensuring that waste is minimised, and that bulk call off orders are placed to obtain the most competitive prices where possible; issues complete and accurate requisitions to the purchasing team for materials and plant in accordance with the procurement strategy agreed with the project lead surveyor
  • Assist in the management of the site to minimise the likelihood of any incidents or accidents; in the event of any incident or accident and under the direction of the most senior Site Manager on site ensure that all relevant records are kept and that they are communicated promptly in accordance with the TS Management System
  • Ensure that complete and accurate site records are kept with regard to site activities, hours worked, progress, etc. and are distributed and retained in accordance with the TS Management System
  • Continually inspect work being carried out to ensure that any work not in conformance with contract requirements is identified early; issue written notification detailing non-conformances and ensure that the responsible party undertakes rectification works as soon as possible; notify the Project or Contract Manager and project lead surveyor of any non-conformities
  • Inspect works as they near completion to ensure that defective/ incorrect/incomplete works are notified to the relevant party and rectified as soon as reasonably practical, not left until completion of all the relevant party’s works
  • Provide information to other internal project team members to assist with recovery of the Company’s full entitlement to time and money, and with the management of supplier and subcontractor accounts
  • Issue instructions to subcontractors under the direction of more senior site managers as necessary, and in liaison with the Project or Contract Manager and lead project surveyor; ensuring that no unnecessary non-recoverable costs are incurred and that where the change is in relation to a change for which the employer is responsible that instructions are obtained from the employer’s team before issuing instructions down the supply chain
  • Contribute to the project completion and handover process, ensuring that contract requirements with regard to handover are complied with, including any training, documentation and spares to be provided to the customer, with the objective that the customer has a positive handover experience
  • Participate in the post contract review processes to capture lessons learnt and contribute to scoring supply chain performance ratings
  • Keep abreast of developments in industry best practice
