Job Description:
High-Growth propco with £1bn in assets. The business is the property arm of a private family office, with significant financial backing. They are seeking a Commercial Asset Manager to join the dynamic and growing team. The successful candidate will be responsible for the proactive management of a commercial property portfolio, ensuring high standards of tenant relations and financial performance.

Key Responsibilities:
  • Lease Management: Monitor, negotiate, and manage tenants’ lease events, including rent reviews, break clauses, and expires.
  • Lease Interpretation: Familiarise with and interpret standard commercial lease terms from leasing documents.
  • Agent Management: Instruct and oversee letting agents on vacant commercial properties.
  • Negotiations: Review, negotiate, and agree on Heads of Terms (HOTs) with prospective tenants via instructed agents.
  • Data Management: Ensure property data is accurate, up-to-date, and maintained on our central system, particularly regarding lease, service charge, and insurance for all lease events.
  • Financial Oversight: Understand tenant rent statements, investigate discrepancies, and manage annual insurance renewals to ensure best value.
  • Billing and Claims: Ensure accurate billing of recoverable insurance premiums, manage insurance claims, and oversee county court claims and post-judgment recovery actions.
  • Tenant Applications: Handle all applications for consent, including alterations, assignments, and underlettings.
  • Cost Management: Minimise vacant property costs, including business rates and utility charges.
  • Compliance: Ensure block/building level compliance with statutory audits (health & safety, fire, asbestos, water risk assessments) and manage business rates matters with the VOA.
  • Service Charge Management: Prepare and approve service charge budgets, demands, and apportionments; oversee Section 20 procedures and communicate projects to tenants.
  • Accounts Liaison: Collaborate with the accounts department for end-of-year service charge reconciliations and oversee the recovery of relevant recharges and service charge arrears.
  • Repair and Tender Management: Oversee repair quotes and tenders to ensure costs are forecasted and recovered correctly with adequate tenant notice.
Requirements:
  • Minimum of 5 years of comparable experience in commercial asset management.
  • Comprehensive knowledge of relevant legislation.
  • Strong commercial and financial acumen.
  • High accuracy and attention to detail.
  • Excellent organisational skills, with the ability to prioritise, manage time efficiently, and meet deadlines.
  • Superior communication and writing skills.
  • Strong influencing and negotiation skills.
  • Ability to work autonomously and show initiative.
  • Excellent judgment and decision-making abilities.
  • Accountability to senior management for actions and performance.
  • Previous experience with Qube property management software is preferred.

You'll have the opportunity to progress rapidly under the supervision of the Asset Management Director. Alongside this, you'll receive a basic salary of c£50,0000 - £55,000 + significant benefits.
