As a Commercial Manager/Senior Quantity Surveyor, you will play a crucial role in managing costs and ensuring the financial success of construction projects. Your responsibilities will include overseeing commercial aspects, collaborating with internal and external stakeholders, and maintaining project budgets. Additionally, you’ll supervise junior members of the commercial team.

Key Responsibilities:
Commercial Management:
o Oversee the financial aspects of projects.
o Collaborate closely with the accounting and buying department, reporting monthly to the Commercial Director to ensure
effective cost control.
o Supervise and guide junior members of the commercial team.
Cost Estimation and Budgeting:
o Compile program-based cost-to-complete and project budgets.
o Prepare subcontract documents, including bills of quantities.
o Review contract conditions, negotiate amendments with sub-contractors and clients.
Cost Control and Value Management:
o Manage costs across a variety of projects.
o Perform cost value analysis and reporting.
o Identify, analyse, and respond to commercial risks.
o Evaluate project outcomes and write detailed progress reports.
Payment Applications and Invoicing:
o Complete payment applications for projects on the construction manager (CM) system.
o Track application dates and payment dates.
o Raise invoices for payment certificates.
o Track and chase payment certifications
o Maintain a firm application schedule ensuring all applications are captured on time. Provide a monthly report to stakeholders of
outstanding.
o Provide a weekly report to stakeholders of any outstanding payment certifications (Thursday’s)
Contractual and Financial Management:
o Price up project variations, obtain agreement with clients and upload to Construction Manager
o Value works as they progress and agree on final accounts.
o Provide commercial advice to the site team as needed.
o Assist in the development of company processes and procedures.
Project Setup:
o Input all the latest information into job folders during the project duration
o Document any changes in design and update budgets accordingly
Continuous Improvement:
o Contribute to the overall running and continuous improvement of the business.
