The role

The role will be responsible for a new functional requirement of Building Safety legislation. We are taking a proactive approach to assessing and ensuring all relevant fire doors in our buildings are managed and maintained in a serviceable condition. In addition, this role will play a significant part of the customer facing, visible presence attending our buildings to carry out the role and be able to coordinate other Property Safety Team elements to ensure these are dealt with or reported to the relevant team

This role is primarily based in Bexley, Kent & the surrounding areas, however will require travel to our other regions in the Midlands and East. The role will be subject to shift patterns agreed upon with the line manager, within the operational hours of 8am to 8pm Monday to Friday.

This role is part of Property where you'll help us to lead the way investing and maintaining 46,000 homes.

What you'll achieve

Training and development will be given to ensure you are equipped with up-to-date knowledge relevant to your role, including understanding fire doors and how to tackle minor issues with them to reduce risks ahead of any significant repairs, maintenance, or replacement.

The main areas of responsibility for this role are:

  • To carry out fire door surveys by assessing the condition and life expectancy of the attributes based on a conditional maintenance approach and correcting/advising as necessary. You will need to ensure that photos are taken of relevant attributes and stored appropriately on the server
  • To liaise with and assist Property Safety Managers and the Strategic Asset Management Team to organise and implement a 3-year rolling investment programme
  • Responsible to report any repairs that are identified and required to ensure we always maintain our homes or communal areas to the highest standard. This includes the logging and monitoring of repairs in line with our repairs policies
  • While on site, complete checks of the Secure Information Boxes to ensure all information is up to date, present and accurate. Take steps to remedy any deficiencies identified
  • To be organised and have good time management skills by booking survey appointments with customers directly and attending appointments on time and to ensure you cate for Orbit and its values to our customers

What you'll bring

Essential skills

  • Previous experience of building surveyor experience with knowledge of Stock Condition Surveys for social housing
  • Working knowledge of current Building Safety, Health & Safety, and other relevant legislation
  • Ability to communicate with customers and be a good advocate of Orbit and its values
  • Experience of using a range of I.T. packages (including Excel, Access, Word etc.)
  • Ability to travel
  • Willing and able to participate in the out of hours emergency rota

Desirable skills

  • Previous experience of Fire Doors Inspections and good understanding of Fire Doors & Fire Stopping principles
  • FIRAS/BM TRADA or equivalent
