Client: New Build Residential - Main Contractor
Position: Quantity Surveyor
We are looking for a Quantity Surveyor for a 82 Unit Scheme in Manor Park, Newham. Circa £42m. We are looking for a Intermediate Quantity Surveyor to join the team on this project. They are starting internals stages and have 1 year left on this project. They have a huge amount of work secured within the business.
Key Requirements
- BSc In Quantity Surveying or Equivalent Construction Qualification(s).
- Experience in working on JCT D&B Forms of Main Contract and Subcontract.
- Previous Experience in Residential Construction. Main Contract Organisation preferred but similar Developer background considered
- Previous Experience in Procuring Subcontract Packages; through entire process through to Order.
- Previous Experience Managing Subcontract Packages including the issue of Relevant Payment Notices.
Main Duties / Responsibilities
- Generally ensures that all matters in relation to the tender are understood, including contract terms and conditions and payment terms
- Assists in the preparation of nominated/named subcontract documentation as necessary and in accordance with established procedures and utilising the appropriate forms
- Measures subcontractors work where appropriate, maintaining proper records, marked up drawings etc. and completes payment certificates in accordance with the pre-agreed payment terms, liaising with Site Manager and Contract Manager in respect of quality of work, dayworks etc.
- Ensure that necessary insurances/tax certificates/VAT information and subcontracts are returned prior to first payment
- Prepares and agrees subcontract final accounts
- Releases retentions as appropriate in liaison with Line Manager
- Fully monitors all costs for the project including preliminaries, subcontract and materials
- Liaises with Accounts department in respect of cost accruals
- Prepares / Assists with monthly cost value reconciliations (VC1) making appropriate provision for costs anticipated to completion
- Discusses with Managing Surveyor the extent of provisions within the VC1
- Liaises with the Plant Manager and Contract Manager/Site Manager in respect of materials and plant costs, ensuring that detailed reconciliations are undertaken where a substantial value of materials is involved
- Reports current cost situation at monthly contract review meeting including identifying any areas of concern
- Assists with and/or prepares cash flow/turnover projections and updates as necessary
- On a monthly basis (or otherwise as agreed) prepare or assist in preparation of applications for payment in liaison with the Client’s representative to include a projected final account figure
- As the project progresses, values and agrees payment in respect of variations
- On completion, prepares and agrees draft final account for final approval of the Surveying Director
- Monitors any non-receipt of payments from the Client
- Ensures that Contracts Management and, as applicable, the Site Agent are kept informed of the financial position in respect of both cost and value
- Provides financial service in respect of management decisions throughout the project
- Assists the Team with the preparation of contractual claims where appropriate, liaising closely with the Managing Surveyor.
- Attend regular internal/external project meetings
- Attend regular subcontractor meetings
