Role Purpose:
Our Asset Optimisation team is seeking a skilled Project Manager to support in reaching our void disposal programme targets. This pivotal role combines project management disciplines with property/real estate options appraisal functions, involving everything from the initial identification of poorly performing assets to the sale and completion of the property.

About Us:
Reporting to the Head of Asset Optimisation, you will assist in creating a new asset performance model, establishing a priority index to identify assets requiring full options appraisals. This role will help us reach our disposals targets while implementing the newly approved disposals policy.

Key Responsibilities:
- Conducting options appraisals on underperforming housing stock.
- Assessing the condition of properties/schemes to include within options appraisals.
- Making and supporting recommendations for the best use of assets, whether that be retention, disposal, change of tenure, or redevelopment opportunities.
- Preparing preferred options in line with procurement guidelines for disposal or reinvestment.
- Writing reports to ensure individual properties go through the relevant authorisation process.
- Helping the Asset Optimisation team reach annual disposal targets/budgets.
- Applying the disposals policy when deciding to dispose of housing stock.
- Liaising with existing residents, local authorities, partner Registered Providers, potential purchasers, and Solicitors.
- Collaborating with the Empty Homes team to stay aware of properties becoming empty, and maintaining close working relationships with Managing Directors within Operations.
- Ensuring compliance with the HCA Regulatory Code.
- Proactively managing voids data to review and identify prospective disposals each week.
- Updating trackers to reflect the status of progress.

Ideal Candidate:
The ideal candidate will have strategic asset management experience, particularly in asset performance analysis and options appraisal modelling. We are looking for an analytical individual who can perform well under pressure, manage multiple projects, and deliver within set deadlines. The ability to communicate and convey complex data to various stakeholders, including internal colleagues, is crucial.

Requirements:
- At least 2 years of experience in a Housing or Asset Management role.
- Proven ability to write reports for approval by Directors.
- Computer literate with an understanding of asset management and housing management systems.
- Good knowledge of full options appraisal techniques.
- Broad understanding of different valuation techniques.
- Ability to work with external partners including Agents, Auctioneers, and Solicitors.
- Ability to communicate recommendations with members of the senior leadership team.
- Ability to work well as part of a small team that achieves excellent results.

Desirable Attributes:
- Previous asset management, real estate, or development experience.
- Confidence in inspecting properties and identifying issues.
- Commercially minded but socially aware.
- Ability to work independently and thrive in a fast-paced, team-oriented environment.
